The Family Selection Committee is a committee of volunteer community members that select families that are ready for the responsibility of home ownership. Habitat for Humanity follows a nondiscriminatory policy of family selection. Neither race nor religion is a factor in choosing partner families. Applicants are required to meet four basic criteria to ensure success:
NEED For The Home
Reasons can include the condition of present home, un-affordable rent (over 30% of monthly income), overcrowded conditions (living with extended family), and/or undesirable neighborhood. Habitat will conduct a home visit as part of the selection process to assess current living situation. The applicant must demonstrate financial need and the family must not be able to qualify for a conventional or other mortgage.
ABILITY To Pay
The applicant must have a stable and verifiable income. Habitat will verify that your length of employment with your current employer is at least six months. If you are under the six month requirements, other factors such as length of employment at previous employers and consistent employment in the same field of work will be taken into consideration. The applicant must have the ability to make monthly mortgage payments. Payments include zero interest principal and escrow for taxes and insurance.
WILLINGNESS To Partner
The applicant must be willing to partner with Habitat, including Sweat Equity requirement of 250 hours for single head of household, or 400 hours for a couple, prior to closing on the home, and various workshops to prepare for homeownership before the family can move into a Habitat home. Complete all application interviews and paperwork in a timely manner. Potential homeowners are required to attend credit counseling with The Mortgage Credit Center and the First Time Home-buyers Class. Commit to working on the worksite at least 14 hours per month until your home is built, even if the 250 hours have been fulfilled. Habitat builds Fridays and Saturdays.
RESIDENT Or EMPLOYED IN St. Johns County
The applicant must have lived OR worked in St. Johns County for at least 1 year.
